GLADSTONE PARK — A locally owned cafe and custard shop could be coming to Gladstone Park’s growing business district as soon as this winter.
Brandon Grosz, who lives in suburban Niles with his wife and 4-year-old son, wants to open Kind Brew Cafe and Creamery at 5466 N.
Milwaukee Ave.
The property was previously a Bank of America, but it has been vacant for several years.
Grosz presented his plans for Kind Brew Cafe during a Thursday night community meeting in Gladstone Park.
Before the business can move forward, Grosz must get a special use permit from the city’s Board of Zoning Appeals because the proposed cafe would have a drive-thru.
The former Bank of America also has a drive-thru, Grosz said.
About 20 neighbors came out to the Thursday meeting, and their feedback was overwhelming positive.
Multiple attendees said they were excited about the cafe because the vacant lot has been an eyesore.
“I’m hoping to bring something bright and vibrant to the neighborhood,” Grosz said.

Grosz has worked on the business side of the food industry for almost two decades, doing restaurant accounting and analysis.
But he loves coffee and cooking and has always wanted to open a cafe of his own, he said.
Grosz said he envisions Kind Brew being a gathering place for the community where students can hang out after school and neighbors can catch up over breakfast.
The cafe would serve locally sourced coffee and custard, tea, avocado toast, handmade smoothies, pastries, salads, sandwiches and more.
Grosz said the cafe would likely be open 6 a.m.-10 p.m. in the summer and 6 a.m.-7 or 8 p.m. in the winter.
The drive-thru would have one-way traffic and exit onto Milwaukee Avenue.
Grosz plans on resurfacing the parking lot, renovating the former Bank of America building and adding more trees and landscaping to the property.
The cafe will have 40 indoor seats and eight outdoor, nine parking spots and a bike rack.
Grosz also said he wants to commission a local artist to paint a mural on the outside of the cafe.

Once the special use permit is approved by the Board of Zoning Appeals, construction should take about four months, Grosz said.
His goal is to open in January.
Several other businesses have opened in Gladstone Park over the past year.
Chiquita Scoops, Corral House Bar & Grill and Antioch Pizza Shop all opened along Milwaukee Avenue this fall.
Norwood Park’s October Cafe opened a Gladstone Park location at 5961 N.
Elston Ave. this spring; and earlier this month, construction started on an Andy’s Frozen Custard shop at 5869 N.
