Yellowstone Real Estate Investments has acquired a portion of Parkmerced, San Francisco’s largest housing complex.
The New York-based investor bought four land parcels with approvals for almost 1,700 new apartments.
The properties also contain 52 existing apartments.
“Yellowstone is pleased to announce that we have successfully completed the takeover of the development land portion of Parkmerced in San Francisco.
We look forward to realize the long-term vision for this exceptional site,” CEO Isaac Hera wrote on LinkedIn.
In 2022, Yellowstone provided a $101 million construction loan for the ill-fated project, leading to its bid.
Parkmerced slid into foreclosure after Maximus Real Estate Partners defaulted on its $1.8 billion loan.
Yellowstone didn’t immediately respond to a request for additional comment.
It isn’t clear whether the company intends to begin construction.
City officials approved a massive expansion of Parkmerced in 2011, which would add 5,679 new apartments and replace almost half of the existing 3,221 units.
But the project never broke ground.
COVID led to a sharp drop in occupancy and Maximus’ financial distress.
High construction costs continue to be a major obstacle to new housing construction in San Francisco, even as the city sees surging rents.
Only a handful of new projects have completed construction since COVID, though a number of megaprojects including Treasure Island and the Potrero Power Station site have moved forward.
