Lucky Baldwins Trappiste, the East Pasadena pub that has operated near Pasadena City College for 15 years, closes to the public effective Aug. 1 to make way for a proposed affordable housing project, owner Peggy Simonian said. 
The pub at 1770 E. 
Colorado Blvd. announced the closure on the Lucky Baldwins Instagram account. 
“It is with much sadness that we are closing our East Pasadena location,” Simonian said. 
She said the business had “felt very much part of the community here in East Pasadena,” and thanked longtime customers and the staff who “made Lucky Baldwins Trappiste possible day after day.” 
Trappiste is the sister restaurant to the original Lucky Baldwins in Old Town Pasadena and to Lucky Baldwins Delirium in Sierra Madre, both of which remain open. 
The Trappiste site is part of a mixed-use development proposed for 1756–1776 E. 
Colorado Blvd., on the south side of Colorado Boulevard east of Pasadena City College. 
San Diego-based CPR Affordable Housing and Community Development is the applicant. 
The project is referred to in filings and media coverage as “Colorado Crest.” 
City staff and Design Commission documents describe a seven-story mixed-use tower with about 90 residential units, enabled by California’s State Density Bonus Law, which raises a base density of about 41 units to 90. 
CPR’s application specifies 88 affordable units plus two manager’s units, in one-, two- and three-bedroom formats. 
Apart from the manager’s units, the project is 100% affordable and reserved for lower-income households  the qualification that triggers both the density bonus and the reduced parking. 
The building would rise about 83 feet, exceeding the 51-foot maximum in the East Colorado Specific Plan Mixed-Use Core zone. 
Plans call for roughly 1,900 to 2,000 square feet of ground-floor commercial space fronting Colorado Boulevard, replacing four existing one-story commercial buildings. 
As of spring 2026, the commission was scheduled to hold a special meeting to vote on consolidated design review for the Council District 7 site. 
Lucky Baldwins was founded in 1996.
